How do I obtain the HOA resale package for my home?

If you are selling your Raspberry Falls home or property, the required resale package can be ordered via the internet at Armstrong's Resale Package Request Website. (Follow the links for Virginia reasale package and download the PDF request form.)

Note: By law (the Virginia Property Owners Association Act) you must supply the potential purchaser a resale package for review when you ratify a purchase contract and prior to settlement.

When is trash picked up?

Weekly Schedule:

All containers to curbside by 7:00 am on pickup days
Trash pickup days: Monday and Thursday
Recycling pickup: Thursday
Yard waste pickup: Monday
Bulk waste pickup: Thursday
Christmas tree pickup: First two weeks in January

Holiday Schedule:

Thanksgiving, Christmas, New Years: No pickup
Pickup after these holidays will be on the next scheduled pickup day (NOT the day after)

About Recycling:

CSI uses a "Single-Stream" recycling process.
Please see the attachment to the announcement mailed to all residents.

Containers:

# of trash containers: One (1) per address (95 gallon tote)
Extra containers: $75 (purchased by resident - contact CSI directly to order)
# of recycling bins: 1 large single stream tote

Reminders:

Trash containers must be kept out of sight at all times except on pickup days.
Containers may be placed curbside after sundown the day before pickup but must be removed before sundown the day of pickup.

What is single stream recycling?

Everything you wanted to know about "single stream" recycling but were afraid to ask! CSI uses a process for recycling that allows for the mixing of recycle material. Here's that straight scoop on what can go into those new recycle bins: Single-stream recycling is the mixing of all recyclable materials into a single container for collection and processing. The following are acceptable items for the single-stream recycling program:

Cardboard boxes
Paper: office paper, magazines, phone books, newspapers, various colored papers, packing paper, and folders without binding
Cans: aluminum and bimetal (tin)
Bottles: clear, brown, and green food and beverage containers
Plastics: recycling resin codes 1 through 7 (look for a number inside the recycle triangle on the bottom of the container)

Items that should not be recycled include the following:

Paper towels, napkins, or tissues
Bound books or reports
Beverage glasses or tempered glass, such as window glass
Cellophane, shrink wrap, or packing materials, such as Styrofoam, “peanuts,” or bubble wrap
Any containers that held hazardous materials, such as motor oil, paints or thinners, or household chemicals

When will the homeowners have contrtol of the HOA?

There are several events that may occur that will trigger the transfer of control from the developer (Van Metre) to the homeowners. It is currently predicted to occur sometime in the future when the number of lots sold exceed 75% of the total build out. That number is approximately 153 lots (homes). The HOA board is currently comprised of 3 members designated by Van Metre and 2 elected by the homeowners.

Raspberry Falls is one of the most unique developments in Loudoun County. Based on the hamlet design, Raspberry Falls features fine homes, abundant open space and wonderful views of the surrounding country and the Catoctin Mountains. Lots here range in size from just under an acre to more than 25 acres in the hills.

Rated one of the best in Virginia, the Raspberry Falls Golf and Hunt Club provides a Country-Club-for-a-day experience to its guests. A Gary Player design course modeled after the links layouts found in Scotland.

And, Raspberry does have the occasional hunt for the elusive fox. You will see period dressed hunters mounted on elegant horses with a bevy of hounds eager to chase the prized red fox.

There is much wildlife to enjoy including deer (sometimes in large herds), red fox, groundhogs and snapping turtles emerging from their homes near the creeks. The bird population abounds with a wide variety of species including the brilliant red Cardinal, an occasional Oriole, Blue Jays and Yellow Finch. Geese make a habit of stopping off here during their migrations.

The history of the development includes the Civil War, the Raspberry Plain mansion, a landing strip and nearby Selma Plantation. The property includes many of the original buildings including the mansion, barns and silos. Several creeks meander through the property originating in the hills west of us, complete with natural pools and waterfalls.

The community features fine homes built by the Van Metre Companies including the Marquis Custom Home Division. The original county approved plan specifying hamlets was a first in Loudoun County. The approach groups up to 25 homes together built close to the streets maintaining an expanse of open space behind. Website authorization codes?

On February 11, 2008 letters were sent to all current homeowners in Raspberry Falls containing the authorization code and instructions on how to register. Residents Only includes On The Vine and The Directory. Once the initial letters are sent, new home owners will be sent a similar letter as part of their HOA welcome packet.
